Preparing a Property for Handover
Key steps to move from “construction complete” to “ready for tenants or owners”, including cleaning and final snag work.
1. Complete all construction and repair work
- Ensure all building, carpentry, plumbing and electrical work is finished.
- Remove leftover materials, rubble, packaging and tools.
- Confirm that all fixtures and fittings are installed and secure.
2. Conduct a snag inspection
- Create a snag list covering paint touch‑ups, cracks, alignment issues and minor defects.
- Check doors, handles, locks, cupboards, taps, switches and windows for correct operation.
- Mark all areas needing attention clearly for the contractor.
3. Finalise painting and finishing
- Touch up scuffs, scratches and patch marks from construction activity.
- Ensure colour consistency across all rooms and surfaces.
- Check edges, corners, trims and skirtings for clean, sharp lines.
4. Deep clean the entire property
- Remove dust from walls, ceilings, fittings and vents.
- Clean floors, tiles, carpets, windows, frames and glass thoroughly.
- Wipe cupboards, shelves, counters and built‑in units inside and out.
- Ensure bathrooms and kitchens are sanitised and free of construction residue.
5. Prepare for occupancy
- Test lights, plugs, appliances, taps, drains and geysers.
- Check that keys, remotes, access cards and security codes are ready.
- Ensure all rooms are free of odours, dust and debris.
6. Final handover inspection
- Walk through the property with the owner, tenant or managing agent.
- Confirm that all snags have been resolved and finishes meet expectations.
- Record any last‑minute issues and address them immediately.
